An art-grade immersive climax for a premium seaside residence, translating sea views, connectivity, and greenery into synchronized light, space, and sound—powered by drone capture, digital twins, projection mapping, lasers, and real-time 3D.

"Cullinan: Immersive Sales Gallery" reimagines the premium seaside sales tour as an immersive art experience. It’s designed to be visually breathtaking and immediately informative—so sea views, transit convenience, and greenery aren’t “explained” as features, but revealed as staged moments that audiences can see, feel, and remember.

The journey is built on deliberate virtual-to-real handoffs: cinematic offshore drone plates establish coastal context, then a city digital twin abstracts the scene into readable systems—routes, ranges, green coverage—before those same cues are “returned” onto a physical Victoria Harbour cityscape model through projection mapping and laser-guided focus.

The immersion begins with a signature aerial move: starting high over Victoria Harbour, then diving straight toward the seaside site in one continuous shot. We captured innovative drone motion paths so the camera’s momentum carries the transition—gliding from real coastline footage into the digital twin as one seamless, continuous experience.


Offshore drone plates establish the coastal context and skyline relationship we’ll build from—our “reference layer” for the whole story. That footage becomes the visual bridge into abstraction, letting us transition into digital-twin overlays without the audience feeling a mode switch.


Transit is choreographed as an immersive camera journey: we weave through the route network as light trails stream past, guiding viewers from the residence to the core business districts on both sides of Victoria Harbour.


The cityscape model becomes a 3D storytelling surface: mapping and laser cues add an extra layer of meaning. Green coverage blooms across terrain, transit corridors pulse like veins, and sea views flow as lines sweeping to the horizon—spectacular, yet spatially informative.

Our team engineered the finale as one unified show system. Unreal and Blender delivered the VFX sequences, while TouchDesigner handled real-time playback, routing, and cueing. On site, we mapped everything onto the cityscape model by planning projector placement, aligning the geometry, and refining warping and seamless blends across the relief surfaces. With all systems locked in perfect sync—projection, lasers, and spatial audio—every highlight lands with impact and points clearly to a specific location advantage.
